The following information is REQUIRED to schedule an inspection:
permit number, work site address & type of inspection.
 
ONLY CALL FOR INSPECTIONS WHEN THE WORK IS READY
 
In the event of one of our regular inspectors being unavailable, and the need for a covering inspector to perform the inspections, all above time frames are void.  Covering inspectors normally work in other towns, and do our inspections as a courtesy to our residents so as to not slow the progression of your job.
 
INSPECTION TIMES ARE NEVER GUARANTEED, AS EMERGENCY SITUATIONS CAN OCCUR REQUIRING INSPECTOR RESPONSE

Building Department Required Inspections
 
The following are REQUIRED inspections pursuant to NJAC 5:23-2.18 for NEW BUILDINGS, ADDITIONS, RENOVATIONS & ALTERATIONS.
 
Other inspections may be required depending on the scope of the project.  Consult the Subcode Officials in you have questions.
 
1.   Building:  Footing  **Bottom of trench, PRIOR to the pouring of concrete**
 
2.  Building:  Wall forms & Steel  **PRIOR to the pouring of concrete**
 
3.  Building:  Foundation  **PRIOR to the placement of backfill**
       - For New Homes; Foundation location survey required PRIOR to inspection
 
4.  Building:  Sheathing **PRIOR to the installation of house wrap, siding & roofing.  Windows and doors must be installed**

5.  Building:  Slab  **PRIOR to the placement of concrete**
       - Electrical & Plumbing :  under-slab inspections required at this time
 
6.  Electric, Plumbing & Fire:  Rough
      - Plumbing: rough installation; air test for gas piping, water test for water piping, waste and vent piping
      - Electric: rough wiring for all fixtures
      - Fire: rough location of all fire protection equipment, including smoke alarms
      - All trenches for Electric & Plumbing
 
7.  Building:  Framing
      - AFTER passing Electrical, Plumbing & Fire rough inspections
      - BEFORE insulation
      - Installation of windows and siding must be complete
      - Completed UCC Framing Checklist MUST be submitted to inspector at time of framing inspection.  Failure to hand in checklist SHALL result in failure of inspection and inability to install insulation
     ALL PENETRATIONS AND FIRE STOPPING MUST BE DONE AT THE TIME OF THE FRAMING INSPECTION (thermal fiber, fiberglass, fire rated caulk, foam rated for penetrations, plywood or sheetrock)
 
8.  Building:  Insulation  **PRIOR to the installation fo gypsum board and sheetrock**
 
9.  Electric, Plumbing & Fire:  Final
 
10.  Building:  Final  **CANNOT be scheduled until electric, plumbing and fire pass final inspections
 
ONLY SCHEDULE INSPECTIONS WHEN WORK IS READY SO YOU ARE NOT TAKING UP INSPECTION TIME FOR SOMEONE ELSE

Inspection Rules:
 
1.  To schedule an inspection, work site address, type of inspection and permit number are required.
 
2.  Inspections are schedule by day, not appointment time.
 
3.  Time requests are taken, but never guaranteed.  Inspections can take longer than anticipated, or emergency situations can arise.
 
4.  If an inspector gives an estimated time of inspection, time is never guaranteed.  Inspections can take longer than anticipated, or emergency situations can arise.
 
5.  Inspectors will not call ahead of arrival.
 
6.  Inspectors' cell phones are for emergency use only.  Office staff will not interrupt inspections or give out cell numbers.
 
7.  Inspectors will not enter an unoccupied building.
 
8.  Individual waiting for inspector must be over 18 years old.
 
9.  DOORBELLS:  Upon arrival at a residence, the inspector will ring the doorbell.  If doorbell is broke, homeowner must leave a note alerting the inspector.  Doorbell and condition of property is the full responsibility of property owner.
 
10.  Calling the building department after missing or failing an inspection will result in the inspection being scheduled for another business day.
 
11.  Inspections are scheduled on a sequential basis;  you must PASS one required inspection before scheduling the next required inspection.  Please see above for the order of inspections.
 
12.  If anyone is sick in the building, the inspection must be rescheduled until everyone is feeling well.  Our inspectors being out sick means no one gets inspections, or the need to find a covering inspector.
 
13.  The entire property must be in a safe condition at the time of the inspection.  If there are any potential injury hazards, the inspector will not perform the inspection.
